One of our specialist agents will setup a time to view your property and to meet with you. Once they have viewed your property the specialist agent will do an in-depth rental valuation. The Valuation is made up of two parts, one is the current rentals in the area and two is based on the market experience from our agent. Once you are happy with the rental amount, we will then go onto advertising.
Your property will be exposed to thousands of potential tenants in the best possible light. Our specialist agent will setup a time with you to have our professional photographer come out and take photos. Once the description is complete and photographs are edited, we will advertise your property on various online property portals. Our specialist agent will send you a link to your advertised property.
Once inquiries come in from potential tenants we will arrange viewing times with you or your current tenant. Our agent goes out and shows your property to potential tenants.
We believe that you deserve to know what is happening during the sales process of your property. We give you feedback weekly to make sure that you are in the know at all times.
Once a potential tenant decides to lease your property, the screening process can begin. Our specialist agent will do a credit check, background check and collect all the necessary documents to see if the potential tenant qualifies. If they do qualify we will forward you all their documents for your final approval.
Once you are happy to place the tenant, we will perform an incoming inspection. You will receive the inspection report as well as supporting photographs. Inspections are done every 6 months and if the tenant decides to cancel their lease, we will perform an outgoing inspection. We ensure that the lease agreement is signed by all parties. We send your tenant an invoice every month. We send you an invoice every month. Once all documents are signed we handle queries that may arise such as repairs, payments and much more.
